This regeneration project in south Dublin, replaced an earlier low-rise building and allowed more intensive site use, reinforced the streetscape and provided a high quality building with high performance levels. The building occupies a landmark site on the N11 south of the city centre. Unusually, this building is visible on all sides and this was one of the generators of the off-set plan form. The twisted arrangement of the floor plates allows for a play between the more polite scale on the Old Bray Road in Cornelscourt Village, and a more upright and bold scale towards the N11.
